An Innovative Metal Siding Solution for City Living

This sleek complex is not only the cool, new place to live on Vancouver’s west side, but its innovative design is energy efficient and durable for long-term functionality. 

Matching the vibrancy of the city itself, The Jefferson is a new four-story apartment complex in downtown Vancouver, Washington, that overlooks the Columbia River. With 92 units, this multifamily project was built out of a growing need for residents wanting to be close to the buzzing city. It now offers easy access to public transit, employers, amenities and a variety of services. The 82,700 square-foot complex was completed in 2022. 

AEP Span’s metal siding was used extensively throughout this project to complement parts of the surrounding industrial area. The seemingly non-repeating pattern of the metal siding was achieved by combining various AEP Span flex series panels together in a vertical installation to achieve this unique design. Flex Series is an innovative metal siding solution consisting of a collection of four different architectural panels. The four panels are easily interchangeable, allowing ultimate design flexibility and versatility. 

Inspired by the surrounding area, the color cool zinc gray in 22 gauge was chosen and predominately used across the project. Cool terra-cotta in 22 gauge was also featured heavily along the ground floor level to complement the neutral gray color and provide contrast. The varying panel ribs combined with the contrasting colors provide a varied texture to the facade and capitalizes on the dynamic shadow lines to further accentuate the siding colors. 

Flex Series’ concealed fastened design added a sleek, modern boxy industrial look to the building while providing practical benefits such as excellent weather resistance, thermal efficiency, and low, long-term maintenance. Keeping with the modern industrial aesthetic and keen focus on long term 

functionality, a portion of the ground level features Box Rib™ metal siding in cool matte black. The exposed fastener design of Box Rib provides a distinctive industrial appearance, while the one and a half inch deep corrugations of the panel pair seamlessly with the surrounding Flex Series metal siding panels. 

The Jefferson Apartments project showcases the power of innovative design, quality materials and effective collaboration. It is the first contemporary multifamily project in Vancouver’s ever expanding west side. Using AEP Span’s metal roofing and siding significantly contributed to the project’s success. The products’ durability and low maintenance requirements have resulted in cost savings for property management, while the thermal efficiency has led to lower energy costs for the residents.
